City North Apartments in Round Rock, TX offers one, two, and three-bedroom luxury apartments with open-concept floor plans, hardwood-inspired flooring, and in-unit washer/dryers.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Lease terms range from 1 to 15 months, with options for short- or long-term residents in Round Rock, TX.

Applicants must have a gross monthly income of at least 2.5× the base rent; combined income is accepted for multiple leaseholders.
Yes, one guarantor is allowed per unit if income requirements are not met; guarantor income must be at least 4× monthly rent.
Applicants need a U.S. government-issued ID and proof of income (recent pay stubs or bank statements). Electronic income and ID verification is required.
Yes, all residents must maintain a policy with $300,000 liability coverage and list Berkshire Communities as an additional interest.

Rent, Payments & Fees

Rent is paid online through the resident portal, which redirects to BILT for payments and rewards points. Autopay is available.

A 7% late fee applies on the 7th of the month and an additional 3% on the 10th if unpaid.
No, City North does not accept money orders. Payments must be made through the resident portal.
Security deposits vary; residents may also use the Jetty Deposit Alternative Program to reduce upfront costs.

Utilities & Monthly Charges

Residents pay water, sewer, trash, valet trash, pest control, and electricity. Cable and internet are mandatory monthly fees.

Utility bills are prepared by Conservice and billed in arrears; residents receive statements mid-month.
Routine and non-emergency maintenance requests are submitted through the online resident portal; urgent issues require a call to the office.

Pet Policy

Yes, City North is pet-friendly. The community allows cats and dogs, with a maximum of 2 pets per household.

A $300 one-time pet fee per pet and $30 monthly pet rent apply.

There is no weight limit. The following breeds are generally prohibited:

• American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
• Presa Canario
• Chow Chow
• Doberman Pinscher
• German Shepherd
• Great Dane
• All Husky & Malamute breeds
• Rottweiler
• Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Yes, pet rent charges automatically renew with lease renewal; no additional fees apply.

Amenities & Community Features

City North offers a variety of amenities, including a pool, fitness center, clubhouse, Cyber Café, billiards room, dog park, picnic areas with BBQ grills, and complimentary Wi-Fi in common areas.

Yes, all apartments include full-size in-unit washers and dryers.
Residents use the gate access app or pool/clubhouse codes provided during move-in.

Parking

Free uncovered parking is available, and residents may request a parking addendum for reserved spots.
Yes, visitors may use any uncovered parking spaces within the community.

Move-Out & Lease Renewal

Residents must submit a written notice and complete a move-out form; 60 days’ notice is required if not renewing the lease.
Yes, with a 30-day written notice and a fee equal to two months’ rent or by paying rent until a new resident moves in.
Yes, the apartment is inspected after move-out; residents are charged for damages and cleaning beyond normal wear and tear.
